Gateway Park Master Plan

Client: Worcester Business Development Corporation/ Worcester Polytechnic Institute

 

An innovative partnership between a university - Worcester Polytechnic Institute (WPI) - and a non-profit developer - the Worcester Business Development Corporation - resulted in this master plan for the redevelopment of a 55-acre brownsfield district adjacent to downtown Worcester. CSS principals directed the market and financial feasibility analysis; site assessment; urban design and land use analysis; and evaluation of alternative development scenarios for office, research and development, restaurant, hotel and residential use. To date, the plan has resulted in $80 million of public and private investment. CSS continues to provide implementation phase planning and design services.
